I invested with SuGo, run by Sarah Sullivan and Theo Goguely (formerly with Google as a product manager and Atheer as a Marketing Director), in a Forex trading fund called "Steady Eddy." It was pitched with an attractive proforma: 30% IRR, 70/30 split, and a 3x return at a five-year exit. In reality, it appears this was their first attempt at Forex trading — and it ended in disaster. I lost over 60% of my investment within just 3–6 months, after which they abruptly shut down the fund. SuGo does not seem to be a true operator. They are primarily capital raisers who outsource operations to groups like Grocapitus and Ashland-Greene in real estate. They have also promoted oil investments through King Operating and G2 Oil. It remains unclear whether SuGo holds a broker-dealer license or whether they operate under any fiduciary duty to protect investors. Bottom line: I experienced a significant and rapid loss of capital, and I caution anyone considering investing with them. Proceed with extreme caution.

RED FLAG! As of 2025, RAD Diversified is operated by Brandon "Dutch" Mendenhall, Amy Vaughn, Mark Fraser, Gretchen O'Brien, and Lionel Beltran through entities such as RADD REIT, Omnicorp/Omnico, DHI Holding, RAD Capital, and The Seminar Solutions. Avoid at all costs. Check the Better Business Bureau (BBB), BiggerPockets forums, and Tampa County Clerk court records—there are numerous investor complaints and serious allegations against them. During a recent April 2025 webinar, RADD announced plans to file for Chapter 11 bankruptcy. Investors and former employees have alleged the following: Forgery of loan documents and CEO signatures. Creation of fake third-party appraisal companies to inflate property values. Other fraudulent activities, including covering up sexual assaults by Directors. Frozen Regulation A REIT distributions. Stopped payouts for joint ventures, hard money loans, and debts—falsely claiming these are protected under the REIT freeze (they are not). The SEC and the Tampa Bureau of Financial Investigations are actively investigating these issues. I have personally been interviewed by both agencies. Don't be fooled by Dutch’s marketing tactics—leveraging military service, "making America great" themes, or promises of financial freedom. Don’t be swayed by the celebrity speakers he hires for his Wealth Summits, including Grant Cardone and Tucker Carlson. RADD and Dutch, et. al., are likely facing jail time for violations including: Breach of contract law; Violations of consumer protection laws due to deceptive practices; Fraud and misrepresentation; Debt recovery violations; Civil code violations related to financial transactions. I invested over $250,000 with this company and have had no end to problems. They are all about how they rise above the average investment company. But, when it comes time to repay the investment, they freeze the assets and stonewall you on payments. I started with them nearly 3 years ago with all my IRA savings and have repeatedly requested repayment and closeout of my account, they can only say they are not accepting cashout requests until the assets are no longer frozen. But there are no actual dates defined. I fear this could be a Ponzi scheme, except from what I am hearing no one else has been paid any significant amount in the last 2 years. They are currently being investigated by the SEC and the FBI. All I can say is to be VERY, VERY careful where you invest. It can all go up in smoke.

I had a great experience investing in ArrowPoint. One of my investments in Arrowpoint has gone through the full cycle. Here is my summary from that full cycle: 1. Invested in 2019. Exited in 2022. Appleton Square in Methuen, MA 2. Financial performance significantly above the pro forma, even through the unexpected pandemic. 3. Execution of renovation and value-add plan is great. The original plan was quite conservative. 4. Great communication in regular cadence, keeping me updated on the progress. 5. No delay in annual K-1 . Overall the team at Arrowpoint has done a great job in delivering results for me. I have invested over dozens of sponsors. Arrowpoint is one of the top performers.

The prospectus was clear and concise. After I made the investment, the principals of the company gave me a tour of the complex and pointed out the improvements that were being made. It seemed likely that refreshing both the interior and exterior of the property would result in a much improved income stream. I made this investment less than a year ago, so the eventual ROI is an unknown. However, based on their efforts, I am very optimistic.

We are invested in one deal with Arrowpoint Properties. Arrowpoint identified and capitalized on the opportunity to complete the renovation programme ahead of schedule which will benefit the deal in the longer term. The reporting is transparent and clear with the sponsor providing regular income statements and balance sheet disclosing all financing data. About two years into the deal there's a slight outperformance of the projected returns, the communication with investors has been sound.

My second investment with the GP. The first provided excellent returns albeit the capital was returned sooner than I would have liked. But it's hard to argue with success. This second investment is in its initial stages. As with the prior investment, the explanation of the reason for investing was clear. The communications are regular and current, i.e., quarterly and within one to two weeks of quarter end. The ongoing explanations for changes in the balance sheet and income statements are clear and the text matches/agrees with the numbers. The GP is always available for an email or phone call. The GP has extensive experience in taking somewhat "old and tired" apartments and bringing them up to date with a commensuerate change in rental income. The GP also stays within his gepgraphical knowledge base - sticks to his knitting - which provides added assurance.

I am a pretty active real estate investor whose been involved in over 80+ deals across 45+ different sponsors.
